Sully’s Self Storage Project: A Change Catalyst for Baxter's Development Scenario?
A shoulder to the wheel of Baxter's developmental projects, a new initiative has been proposed by prominent local restaurateur Bob Sullivan, renowned for operating franchises including Wendy’s, Firehouse Subs, and Blaze Pizza.
Sullivan appeared before the Baxter City Council on Tuesday, January 2, proposing establishing a sizeable storage facility near County Highway 77 (Pine Beach Road) and Inglewood Drive. Named Sully’s Self Storage, the venture plans to erect 13 self-storage buildings on a sprawling 8-acre property.
This proposed storage project is expected to serve as a key driver for further development in Baxter, particularly if city utilities and infrastructural facilities are extended to the area. Sullivan's noteworthy presence and the promise of a five-year development plan starting this spring have augmented interest in this venture.
The storage facility is designed to accommodate more oversized items such as RVs and campers and is equipped with high-end surveillance systems and down-force lighting for increased security. Sullivan's emphasis on minimal disturbance to the wetland surroundings and including landscaping provisions demonstrate a responsible approach towards sustainable development.
However, the project has raised concerns regarding utility services. The developer is seeking city utilities extended to the proposed area, which could cost the city around $237,500 for water and sewer services. The land, annexed in 2015, has been in a limbo state due to the lack of these critical city utilities.

It could be better If:
The post could delve deeper into the potential benefits of the development project to the local economy, such as increased employment opportunities, a rise in property value in the area, or potential growth in surrounding businesses. Additionally, a clear explanation of why city utilities are critical to such development projects and the eligibility criteria for one to avail of such facilities would add value to the post. Some graphical representation of the projected development plan would help visualize the project's scope. Furthermore, including expert opinions on this development, perhaps from real estate agents, city planners, or even inhabitants of Baxter, could enrich the post's content.
