Recent Self-Storage Transactions Spotlight: West Huntersville Storage Center and Rim260 Storage

I came across just a couple of transactions today—one just up the road from me in North Carolina. New Owners have their work cut out for them. Poorly managed facility, tremendous upside.

First is the West Huntersville Storage Center. Located at 9220 Beatties Ford Rd, Huntersville, NC, this 7.89-acre property encompasses 35,218 NRSF—including climate-control units, dehumidified storage, and outdoor vehicle parking. Brokers Frank DeSalvo and David Perlleshi of Franklin Street facilitated this deal, which was greeted with positive feedback from Peter Cai, Managing Partner at Canvass Capital. He praised the brokers' expertise and foresight on the transaction. This property is ripe for expansion, with plans to convert existing outdoor parking and an operational pet shop into additional storage buildings.

Next, we look to Star Valley, AZ, where brokers Donnie Dodson of Keller Williams East Valley (Argus Affiliate) and Jeff Gorden of Argus recently closed a $1.2 million deal for Rim260 Storage. With 44 self-storage spaces and 39 RV parking spaces on a 1.37-acre lot, this property is another great addition to the self-storage industry.
