ClearHome Self Storage: A New Addition to Denver's Commercial Landscape
VanWest Partners, a dedicated commercial real estate investment player, is expanding its Colorado-centric portfolio with a new self-storage construction project. This development will be located at 2425 S. Colorado Boulevard, Denver, marking an exciting new chapter in the company's growth journey. Managed by the property arm of VanWest, ClearHome Self Storage, the project was recently set in motion, according to a press release.
Introducing a 5-story facility, ClearHome Self Storage – Colorado Blvd spans over 93,000 square feet of Class A, climate-controlled self-storage units. Nestled amidst a bustling retail and commercial corridor, the property resides within a submarket with 4,300+ multi-family units currently in the pipeline.
Replacing a two-story, Class C office building constructed in 1978, construction is now ongoing, thanks to the expertise of Galloway Architecture and Waner Construction, in partnership with Wintrust Financial for construction financing.
"We've seen a pronounced scarcity of quality self-storage facilities in the local submarket," says Jacob Vanderslice, a principal at VanWest Partners. "Being able to embark on a project in our hometown that addresses this gap is exhilarating." The facility is set to welcome visitors in the first quarter of 2025 after approximately 14 months of construction.
Beyond Colorado, VanWest Partners has carved an extensive asset base across the U.S. The firm specializes in self-storage acquisitions, development, and management, targeting investment opportunities ripe to yield value through revenue and expense optimization. VanWest continues to invite accredited investors to participate in value-added self-storage ventures throughout the country.
ClearHome Self Storage, also making strides in the self-storage landscape, currently operates 38 facilities across the U.S. Owned and operated by VanWest Partners, ClearHome echoes similar values of operational excellence and customer dedication, vowing always to uphold positive customer experiences.
"Could Be Better If":
While the news about the new self-storage facility is exciting, the blog post would have been more enlightening if it included market statistics or trends that emphasized the need for such developments. The narrative could also benefit from more background information about VanWest Partners and ClearHome Self Storage's other successful projects to provide context to the firm's reputation and capabilities. Including voices from the local community or existing customers could enhance the blog post's appeal by showcasing the project's significance from multiple perspectives. Lastly, more visuals like a 3D rendering of the proposed project or photos of similar projects would be welcome additions to engage readers better.
